Property industry welcomes new SEQ Plan


Australia’s peak property body today welcomed South-East Queensland’s new Regional

Plan, saying the ambitious plan had given the property industry and the community

increased certainty.


The Property Council of Australia said to ensure the success of the new plan, now more

than ever the Government needed to consider new targeted infrastructure and bringing

forward infrastructure already on the books. 


The Property Council’s Steve Greenwood rejected the growing practice of Governments

loading the cost of infrastructure on to the price of new housing developments.


Mr Greenwood said: “Debt funding is the way to go, otherwise housing affordability takes

too much of a hit.”


“This may mean that this Government has to consider a larger deficit,” he said.


Mr Greenwood said the Property Council was pleased that the Government had

responded positively to the organisation’s request to establish a body charged with

monitoring the supply of land and dwellings, and reporting annually.


“The Metropolitan Development Program will give us accurate and dependable facts and

figures so that we can determine whether the plan is working or not.”


Mr Greenwood said the Property Council had hoped to see the Urban Footprint

Boundaries expanded in the updated plan. 


“We are very concerned that the Government’s failure to do so in this draft could further

exacerbate South-East Queensland’s housing affordability problem, and significantly

hamper the industry’s capacity to do their bit in meeting targets contained in the plan.


“But, we do acknowledge and welcome the increase in certainty provided by including

portions of the previous ‘investigation areas’ in the urban footprint,” he said.


Mr Greenwood said industry could now move ahead in these areas, providing much-

needed houses and employment opportunities, in the knowledge that with the release of

today’s draft plan, the Government was seriously considering infrastructure deficits.

He said the Property Council was looking forward to working with the Government during

the consultation period to address the issue of infrastructure provision and funding,

housing affordability, and the need for increased supplies of land for employment

purposes.
